Aercrete Secures Site in Florence, Colorado

September 2009:Update

After several months of negotiations, Aercrete has secured a site for its manufacturing plant capable of producing 7-million cubic feet of Aerated-Autoclaved-Concrete (AAC) per year. Aercrete Land, LLC has placed under contract a 105-acre site with existing structures near Florence, Colorado. The Florence plant site was formerly owned by a subsidiary of Georgia-Pacific.

Aercrete initially planned to locate the plant at the Mesa del Sol development in Albuquerque, New Mexico. However with the reduced operating and capital costs associated with the Florence site, it will cost less to manufacture and deliver AAC than the original Mesa del Sol site.

------ Attributes of the site ------

137,000 s.f. building. The structures provides room for AAC manufacturing, offices, training facilities, staging and shipping.

Access to raw materials. Vital resources (sand, cement and gypsum) are available within 3 miles of the site. The site has its own senior water rights, 2,000-amp electrical service and a 4-inch gas pipeline.

Access to markets. Site is adjacent to Interstate Highways with access to Union Pacific and Burlington Northern/Santa Fe rail systems.

Onsite rail access. A rail spur terminates inside the building. Outside storage tracks are capable of holding up to 22 standard rail cars. A bulk railcar bottom-dump system allows raw materials to be directly off-loaded.

Community support. The community, County Commissioners and Economic Development agencies have expressed strong support for Aercrete and the associated 50 manufacturing jobs.

Potential Markets

From a marketing perspective, having access to rail is crucial. The site location map illustrates the vast market region that can be supplied by Aercrete’s Florence plant.

The Future Securing a site for its plant is a major milestone for Aercrete. We are currently working on financing to renovate the site, purchase the AAC manufacturing equipment and operational funding. Aercrete anticipates production to begin in the next 12 to 15 months with AAC leading the way forward as the material of choice for our sustainable future.
